Rent Payment

Rent must be paid by Check, Money Order or Cashier’s Check (Apartments consisting of multiple bedrooms must pay with ONE CHECK monthly or by Cashier's Check only).  Cash is not accepted.  Rent is due on the first of each month.  Residents may mail in their rent or deliver it to the office.  If rent is not paid by the fifth of the month, rent is considered delinquent and tenants are subject to late fees per their lease.

Maintenance and Emergencies

If you have a maintenance request or emergency during normal business hours, please call our office at (504) 891-7777.  If you have an emergency after hours or on the weekend, please call our emergency contact number at (504) 962-6444.

Renewal and Vacate Policies

In the event of no written notice being given by the tenant or the lessor on or before 30 days before the expiration of the lease term, the lease is to be renewed on the same terms and conditions on either a month to month basis or full-year term, according to how the lease is written. 

 

Residents must provide 30 day written notice (unless otherwise stipulated in the lease) to the lessor before vacating the apartment.  The last day of the 30 day notice to vacate always falls on the last day of the month.  Residents cannot interrupt the last month rental period and prorate rent.

Pet Policy

Unless specifically stated in their lease, Residents may not have pets in their apartment.  All PETS require a $ 250 Non-Fundable Pet Deposit.

Subletting

Residents are not permitted to post any "For Rent" signs, rent, sublet, or grant use or possession of the leased premises without the written consent of lessor and then only in accordance with their lease.
